How to track real estate commissions and agent payouts

Published

Commission tracking goes wrong when it lives apart from the deals. Tie each commission to its deal and the numbers stay right.

Get started

Record the commission on the deal

When a deal is created, note the expected commission and who it is split between. Do not wait until closing to work it out.

Know the split before you accept an offer

The price you accept determines what each person earns. Check the split on every offer and counter-offer so there are no surprises at closing.

Track payouts separately from earnings

A commission can be earned but not yet paid. Keep two states, earned and paid, so you always know what you owe each agent.

Reconcile monthly

At month end, compare closed deals against payouts made. If the commission data is attached to the deals, this takes minutes instead of an afternoon.
